JSH offers a broad array of technical services to assist our Clients with their unique building envelope needs.

From comprehensive moisture intrusion investigation and forensic analysis of existing building components, materials and systems,

to exterior building envelope design

as well as construction application monitoring for new and rehabilitation Projects.

Tech Reports

➢ Technical Reports

Most of our Projects begin with written Reports, usually referred to as Condition Assessment Report or Report of Findings. Such Report details the existing conditions discovered during our building survey where we investigate and evaluate:

roof leakage problems

window and door water leaks

wall water leakage

basement water or seepage leakage

plaza deck water leaks

or premature deterioration or failure of building envelope components or systems

In some instances, building owners or managers need to know existing conditions of their building(s) so as to prepare and predict construction requirements, budgets and schedules. JSH can prepare such Reports, providing information and data as needed by Owner.

 

In other instances, JSH is called upon to assist with the due diligence process, and we can evaluate existing building envelope conditions and provide accurate and complete Conditions Assessment Report to client.

Design

➢ Building Envelope Systems Design

JSH provides Architectural Specification and Plan Drawing design.

These documents are incorporated into a Project Manual containing other construction and contract documents used by Contractors to bid the Work, as well as to govern the Construction Project and contractually administrate all the construction and management processes.

Some clients have in-house staff capable of managing the Project once a Project Manual is delivered to them. But for our other clients, we can provide Project Management and Project Administration from ‘cradle to grave’ of a Project.

➢ Contract Administration & Project Managers

Contract Administration is provided by a Project Manager, with services that include, but are not limited to:

QACOP

➢ Quality Assurance Construction Observation Program (QACOP)

Quality control of work in progress is best provided through our Quality Assurance Construction Observation Program (QACOP). A qualified and experienced construction inspector is assigned to the Project and closely observes construction activities as they progress. Digital photographs are continuously taken and incorporated into a Daily Construction Report, which is sent daily to all parties. Materials testing is often part of the QACOP.

BEMP

➢ Building Envelope Management Programs (BEMP)

Best suited for Building Owners and Managers who are responsible for numerous buildings and facilities; a building envelope management program (BEMP) pulls together all the aspects involved in a building envelope assembly. JSH begins by assessing existing conditions of the building through testing and forensic investigations, which allows identification of areas in need of immediate attention and areas that require preventative maintenance and other areas where deferred maintenance is appropriate. Budgets are prepared, Scope of Work and Drawings developed and Contractors retained to perform the work on an annual basis.

Forensics

➢ Testing and Failure Analysis of InSitu components per FGIA, UL, ASTM, Etc.

Water infiltration into building interior can be complex and bewildering. Using recognized scientific test methods and procedures, JSH determines cause of water leakage through building walls, windows and other wall fenestrations and develops Plan of Action and Scope of Work

to permanently eliminate problems.

InfraRed

➢ InfraRed Thermographic (IRT) Scan

IRT is the recognized means by which water infiltration avenues through a building envelope are located. Using state of the art equipment, JSH digitally documents IRT findings, resulting

in photographic report leading to corrective Scope of Work.
